Here is the story of one of my latest buyer successes:
When I saw this incredible property listed at that price, I knew our offer would be competing with many interested buyers. I also learned from talking directly with the listing broker what was important to the seller in considering offers. I was able to negotiate a 14 day inspection period (the seller wanted no inspections). I was able to negotiate a 35 day closing when the seller wanted 25 days maximum. I wrote an offer that was immediately accepted by the seller and I followed the transaction through to closing recording numbers. Many brokers these days rely on transaction coordinators to get their mutual offers closed.
The market is changing with South Whidbey’s inventory tripling over the past few months. This is a great time of year to get the best properties at the lowest price. Some of the World’s most exquisite properties are available here on Scenic Whidbey Island, including waterfront estates and buildable acreage. Accurate information is so important and can only be found by working with an experienced island broker who knows the inventory. The large websites do not have this information and clicking a button for a tour doesn’t mean you’ll get good representation when you buy property here on Whidbey.
Septic regulations are changing throughout Western Washington and especially here on Whidbey. Buyer brokers must be aware of these changes and should be able to show their buyers any property’s Asbuilt, septic maintenance history, and permits (if any). Does your buyer broker understand what a Table IX repair is? It is an important thing to know.
